Terms and Conditions (2016/1)
Contract
The contract is for a short-term holiday rental of the property (address: Valmi C, Lote 82D, Rua do Girassol, Quinta dos Alamos, 8200-614, Guia ABF, Albufeira, Portugal) made between the client and
the owner (Mr. Leigh Hitchens) binding from such time that booking is made and inclusive of all of the following conditions.
By making a booking, the client contracts on behalf of himself / herself and all of those in his / her party and represents that he / she has the authority to accept these conditions on behalf of and
binding upon all guests in his / her party.
Bookings are accepted on the understanding that the property is taken solely for holiday purposes and that, excepting babies (age up to twenty four (24) months), the number of people in the property
is limited to that communicated via our managing agents (Santomero in Guia), directly through the www.valmi-c.co.uk website or via either the Trip Advisor or Owners Direct websites
respectively.
The client and any friends and / or family of the client visiting the property while the client is staying at the property must adhere to the conditions of this contract, including the rules and
procedures contained in the information folder provided in the property. If inviting friends to visit, the client must first seek the permission of the owner.
Payment
A deposit of 25% of the cost is payable on booking, if the booking is made more than four weeks before the start of the rental. Bookings are provisional until the deposit is received and are held for
forty eight (48) hours. The balance shall be payable six (6) weeks before the commencement of the rental. Non-payment of the rental or the balance of the rental on or after the due date may be
construed as a cancellation of the contract by the client.
Cancellation
In the event of a cancellation, the total cost is payable.
Any cancellation made by the client for whatever reason shall be in writing and forwarded to "enquiries@valmi-c.co.uk". On receipt of the notice of cancellation, the owner will seek to re-let the
property for the period of the booking; if this is achieved, the owner will refund monies already paid by the client less rent for any part of the period which was not able to be re-let and less an
administrative charge of £35 UK sterling / 40 euros.
The client is strongly advised to ensure that holiday cancellation insurance is in place.
Period of Hire
Rental of the property commences from 2:00 p.m. on the arrival day and terminates at 10:00 a.m. on the departure day. The arrival time should be arranged in advance with the owner.
Right of Entry
Whilst respecting the reasonable privacy of the client, the owner or his agent Santomero reserve the right to access the property at all times if necessary or required for repairs, inspection and
emergencies.
Care of the Property
The client will take all reasonable and proper care of the property and its furniture, pictures, furnishings, fittings and effects in or on the property and leave them in the same state of repair,
condition, cleanliness and tidiness as at the commencement of the rental period.
Breakages or Damages
The client is required to inform the owner of any damage(s) or breakage(s) in or around the property without delay so that it can be repaired, replaced or corrected for the next client. The client is
bound to reimburse the owner for replacement, repair or extra cleaning costs where reasonably demanded by the owner for damage, cleaning or breakages caused by the client.
Rules and Procedures
Clients are required to observe the rules and familiarise themselves with the procedures outlined here and contained within the information folder provided in the property.
Smoking
Smoking is not permitted anywhere inside the property or near to other properties.
Pets
No pets are permitted in the property.
Liability
The owner is not liable for any loss or damage to any client's property or any property belonging to a member of the client's party howsoever caused.
The client or members of his / her party cannot hold the owner liable for any personal injury / death howsoever sustained where the owner and / or their employees have used reasonable skill and care;
and / or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and / or where caused by the fault of a third party, and /
or where caused by an event that could not have been reasonably foreseen or avoided.
